In May, I went to a listing appointment for a home in Hoschton. The home was beautiful and custom built, but it did look outdated. The kitchen was 20 years old and so were the bathrooms. There were some stunning features like an incredible landscaped backyard oasis complete with a $100k pool, gorgeous picturesque windows and high ceilings throughout. But, overshadowing all of that were some outdated furniture choices. When we first met, the seller was wanting to price the house higher than I suggested and above her neighbors’ recent sales. But we had some time before we listed, so we agreed to wait to price it and see if any new comps popped up on the market. About a week later, she called and said she was fine lowering the listing price $10,000.
That’s when it hit me. If she was willing to drop the price before we even hit the market, what about making the house look like a $850,000 home?
I asked if she was open to staging, she said yes and we hit the ground running.
